RLJ Lodging Trust’s Hyatt House Dallas Lincoln Park was a guestroom and corridor renovation with 4 floors and a total of 155 rooms. This renovation included tub to shower conversions, demolition, installation of carpet, painting, repairs of existing conditions, and furnishings. Beacon Bay started with this project from the beginning to the end. The first floor guestrooms were having a mold smell issue for the past year with an unknown source. Beacon Bay worked with a mechanical engineer to review each portion of the room to identify the source. We found faulty ventilation coming out of the bathroom and re-designed to improve circulation. No complaints from guests since.
Beacon Bay sent out daily and weekly site reports to RLJ that showed the progress throughout the renovation. With the use of NoteVault and Microsoft Word, Beacon Bay was able to stay in close communication with RLJ through these daily and weekly site reports. This allowed the ownership group to provide comments on various concerns and questions throughout the project. Ultimately, the communication between the project members via the site reports helped the renovation process stay on track and helped the ownership group stay updated on the work that was being performed.
Hyatt House Dallas Lincoln Park came in under budget and finished on the projected finish date. The successful renovation of the guestrooms and corridors of the Hyatt House Dallas Lincoln Park has created an ongoing business relationship between Beacon Bay and RLJ Lodging Trust.
